A lot of people want to know - what’s the deal with the housing market right now?
Over the last 5 years, we saw unprecedented growth and pacing in the real estate market. The COVID boom, spurred by low interest rates, more workers telecommuting, and a reshaping of cultural priorities, pushed the housing market into historical territory. Home prices are at an all-time high, with affordability waning behind. 2025 marked a period of change. We’re in a period of cooling overall sales, higher inventory, and lower upward pressure. Does this mean there’s a bubble about to burst? Not in any way. What it does mean is that the market is ripe with opportunity.
Sellers in today’s market are well informed. Many have watched homes sell like crazy over the past 5 years. Pricing homes competitively is always important - though a bit less so during times of incredible buyer interest and low inventory. Now, finding a list price supported by market data and local expertise is paramount to successful marketing. The data does indicate that we are still in a “seller’s market”, though the gap may be closing. What this means in real terms is that we are seeing more listing competition, longer days on market, and seller concessions come back into play.
Home buyers, too, come armed with a good deal of knowledge about the local market. Some have been searching for years, others are just entering the market. The majority of 2025 saw less appealing interest rates, leading some buyers to hold off for more favorable terms. The latter portion of the year has shown steady improvement in mortgage rates, opening the door a little wider for buyers when it comes to affordability and purchase power. Buyers are able to enjoy a bit more negotiating power than they have had in the past few years.
Overall, we are heading into our “slow” season. November through February historically show a declining number of sales as Minnesotans hunker down for the winter. Savvy buyers will take advantage of lesser competition as they continue their search. Sellers looking to capitalize their sale with fewer comparable properties on the market can look forward to a well-qualified and motivated buyer pool.
You’ll always hear that the best time to buy was 5 years ago, the next best time is NOW. Whether you’re searching for your first home, downsizing, or planning for the summer, don’t make the mistake of believing that nothing happens in the chill of winter. It might just be your best bet!
